We fully manage every aspect of the home from cleaning to repairs to paying bills, so it is always ready for owners to enjoy.

Scheduling

Owners stay at least 60 days a year in their homes. Stays are equitably booked using a time-tested methodology.

Financing

  • Yes. Owning a Slyce Property is true real estate ownership. You purchase a share in a property-specific LLC. The home is fully managed and designed specifically for co-ownership.

  • Three Planned Visits: You can plan three separate trips every year. Each trip can last up to 7 days, usually from Thursday to Thursday.

    Reservation Priority Number: Think of this as a special number, like a spot in a line. It helps decide who gets to book their vacation first if two people want the same dates. Everyone in the group gets a number. This number changes every year to make it fair for everyone over time.

    For your first and third planned visits, if someone else wants the same dates, the person with the lowest number gets to book those dates.

    For your second planned visit, it's the other way around - the person with the highest number gets priority if there's a clash in dates.

    Extra Visits: After your three main trips, you can still book more stays whenever there's space available or at the last minute. These don't depend on your reservation number.

    So, to sum up: You get three week-long trips each year, and your Reservation Priority Number, which changes yearly, decides who gets to book first if there's a date clash. This system is designed to give everyone a fair chance over the years to book their preferred vacation times. Besides your three planned trips each year, you can also go for spontaneous or last-minute vacations whenever there's room available. You can book these extra trips for up to a week (for Space Available) or two weeks (for Last Minute), and you can allow guests to use the space too!

  • No. One of the biggest reasons people buy a second home that they intend to use is because they want a consistent luxurious experience. Owners take care of their property while renters often do not. Because co-ownership is only used by owners, you can expect your property to stay in great condition. However, all trusted friends and family are allowed to use your home, even if you’re not with them, as long as you reserve the dates for them.

    Additionally, in New Orleans, short-term rentals are banned in most cases. This makes co-ownership by far the most sensible way to own a second home in the city.

  • You can sell at any time* at a price of your choosing. We have an active network of interested buyers, and the home will also be listed on Slyce Properties and promoted across our marketing channels.

    *Applies to homes where all ownership interests have been sold.

  • Buyers can finance up to 70% of their purchase. A minimum down payment of 30% is required. We offer competitive rates for all financing levels, with preferred rates for buyers placing higher down payments.

  • Yes. We have integrated financing available to offer our buyers. You also are welcome to use other sources of capital such as home equity financing or cash.

  • We vet all owners, who agree to a common-sense owner code of conduct with steep penalties for bad actors. The home will be reserved for the exclusive use of owners and their guests with no rentals being allowed.
